ServicesRoof Replacement
Roof Replacement in Orange Park
We recommend a new roof only after we have walked yours, checked the attic and explained what we found. When replacement is the right answer, we build the system from the decking up, protect your home and landscaping while we work, and leave the yard swept clean.

When a New Roof Is the Right Call
Age alone does not mean a roof is finished, and neither does a new roof going up next door. Replacement makes sense when repairs stop holding: shingles have shed their granules across whole slopes, the decking has gone soft, or leaks keep turning up in new places. Our first job is to tell you which of those describes your roof.
So every replacement conversation begins with a careful assessment. We walk the roof, look at the attic from below and photograph what matters. If a roof repair will buy you several more good years, we say so and price that instead.
When a new roof is the honest answer, you get a written scope naming each layer of the system, so you know what goes on your home and why.
What a Full Replacement Includes
- Complete tear-off
- We strip the old shingles and underlayment off completely. With the deck bare, every soft spot and water stain that years of roofing kept hidden is out in the open.
- Decking repair
- Delaminated, soft or stained sheets are cut out and replaced. We photograph them first and tell you the count before new material goes down.
- Underlayment and water barrier
- Fresh underlayment covers the whole deck, with added protection along eaves, valleys and around penetrations, the places wind-driven rain tests first.
- Flashing and vents
- Wall, chimney and pipe flashing is replaced, not reused. We also look at attic ventilation, since a hot, stale attic shortens the life of any roof covering.
- Your choice of covering
- We install architectural shingles and talk through metal when it suits your home and budget. Our Metal Roofing page goes into that option further.
- Permit and daily cleanup
- We pull the permit, line up the required inspections and run a magnetic sweep over the yard and driveway at the close of each work day.
When a Roof Has Reached the End of Its Run
Leaks that keep moving
A single leak is usually a repair. When a leak shows up somewhere new after each patch, the underlayment has often worn out across the roof.
Grit collecting in the gutters
Piles of shingle granules at the downspouts mean the shingles are losing the coating that shields them from sun and heat.
Cupped, cracked or missing tabs
Shingles that curl at the edges or have lost pieces no longer shed water cleanly, and they lift more easily in strong wind.
A dip in the roofline
A sagging ridge or a deck that gives underfoot usually means moisture has reached the wood. That deserves a close look soon.
Questions at insurance renewal
Some carriers ask about a roof's age and condition before renewing. A documented roof check with photos gives you a clear record of where yours stands.
What Moves the Cost of a New Roof
We price a new roof from measurements we take ourselves and the condition we see on your home, not from a rough guess. Your free, no-obligation estimate shows each item, so you can set it beside other bids fairly. Financing is available if you would rather spread the cost out.
Size and pitch
A larger roof needs more material and labor. Steep slopes call for extra safety setup and slow the pace of the work.
Roofing material
Architectural shingles and metal differ in material cost, install time and expected lifespan. We explain both if you are weighing them.
Decking condition
How many sheets need replacing is often the biggest unknown until the old roof is off. We note what we expect at our first visit and photograph what turns up on the day.
Roof shape
Valleys, dormers, skylights and chimneys each add flashing and detail time.
Permits and code items
Permit fees and current code requirements for underlayment and fastening are built into your price from the start, not tacked on later.
How a Replacement Runs, Start to Finish
- 1
Roof walk and findings
We climb up and check every slope, then study the underside of the decking from inside the attic. Back on the ground, we show you the photos and explain each finding before any recommendation comes up.
- 2
Written scope and estimate
Your estimate lists covering, underlayment, flashing, vents and expected decking work line by line. We also explain how any added decking is handled, so the final bill holds no surprises.
- 3
Permit and scheduling
We file the permit and set a start date around the weather. In summer that often means early mornings, so the roof is dried in before afternoon storms build.
- 4
Installation day
Tarps go over your plantings and the sides of your home, and the old roof comes off in sections so no part of the deck sits open longer than it must. Most homes are done in a day or two, depending on size and pitch.
- 5
Sign-off and handover
Once the city inspector approves the work, we tour the finished roof with you from the ground. We point out the flashing and vent details and confirm the yard is clear of debris.

Roof Replacement Questions
How do I know I need a new roof and not just a repair?
We look first and show you photos of what we found. If the trouble is confined to one area and the rest of the roof is sound, a repair usually makes more sense. We suggest replacement when materials are failing across the roof or the decking itself is compromised.
Will insurance pay for my roof replacement?
Coverage hinges on the terms of your policy and on what caused the damage. Wind or storm damage may be covered, while ordinary wear and age usually are not. We work directly with your insurance adjuster on storm damage claims and share our photos and notes. Your insurer makes the final call on what it pays.
Should I plan to stay home while the crew works?
Only for a few moments. We like to meet you on the first morning and walk the finished job with you at the end. Moving cars out of the driveway helps, and so does taking framed pictures off interior walls, because the hammering carries through the house.
What happens if it rains while my roof is open?
We watch the forecast closely and remove only as much roofing as we can dry in the same day. Tarps stay on site, and the deck is covered well before any storm reaches us.
Can I pay for a new roof over time?
Yes, financing is available. We go over the options when we bring you your estimate, so you can plan the project around your budget.
Find Out Where Your Roof Really Stands
We will walk your roof, go through the photos with you and give you a plain answer on whether it needs replacing. If it does, a written estimate comes before any decision.
